Asbestos Management Surveys

Management Asbestos Surveys are the minimum legally required for all commercial (and in some circumstances domestic) properties built prior to 2000. A non-intrusive survey, it covers all visible and accessible areas of your property without causing unnecessary damage and is designed to account for general daily activities that are likely to occur within a property during normal occupation and use – including maintenance.

Once completed and should any asbestos be present, the Management Asbestos Survey Report will detail all the information the duty holder needs e.g. asbestos type, location, extent, condition, and a recommendation (based on material assessment and/or priority risk assessment).

The report can then be used as a management plan going forward to protect employees, maintenance staff and contractors who carry out work to the property.

Our reports also contain information allowing for re-inspections which are normally carried out annually, the period between inspections can vary but a minimum of every 12 months is recommended based on occupant activity levels, likelihood of disturbance, human exposure potential and the maintenance activity.

Asbestos Refurbishment and Demolition Surveys

A refurbishment/demolition survey is required before any planned refurbishment or demolition works are carried out. This type of survey is used to locate and describe, as far as reasonably practicable, all ACM’s (Asbestos Containing Materials) in the area (scope of works) where the refurbishment or demolition work will take place. The purpose of the Survey is to ensure that all contractors and other persons coming into contact with the site are protected from potential asbestos containing exposure during the refurbishment/demolition. The survey will be fully intrusive and involve destructive inspections as necessary to gain access to all areas, including those that may be difficult to reach.

A refurbishment/demolition survey may also be required in other circumstances, e.g. when more intrusive maintenance and repair work is to be carried out. A full sampling programme is undertaken to identify possible Asbestos Containing Materials (ACM’s). The site may well have to be vacated during the survey and certified ‘fit for reoccupation’. The results of the asbestos survey will be used to provide you with a detailed & concise picture of any asbestos identified in your building together with guidance and advice about the most appropriate way to manage the asbestos going forward.

Sample Collections

A sample collection may be required in cases where a material has been presumed to contain asbestos based on certain factors in a commercial or domestic property, it may have been flagged up by a home buyer’s report for example or during refurbishment to a commercial property or similar type of building.

Once the material has been identified then the sample(s) are collected and sent to an independent UKAS accredited lab, the results along with a report and  recommendations are produced ensuring safe asbestos management or removal going forward.
